Product Overview

Propertyware is an integrated property management solution designed for smaller residential properties. It’s deployed in the cloud so companies won’t have to worry about maintaining or hosting their own data. It’s also scalable – clients can adjust their subscription plans to include features and services they need.

Propertyware consists of three main modules: property management, marketing and accounting. It also has modules for property maintenance, contact centers and vacation rental management.

For the purpose of our review, we’ll focus on the property management, accounting and marketing features, which are detailed in our Features section below.


Propertyware has many features within its property management module. Such features include the ability to track properties, manage work orders, and manage leasing and renewal processes. Users also have access to on-demand data on properties’ performance, owner and tenant portals, and customizable reports.

We want to point out a couple of key features within the property management module. First, there’s the social networking style of collaboration. Propertyware Conversations is a network designed for property managers, owners and tenants to communicate in real time from the web or a mobile device.

Other collaborative tools include letter templates, sticky notes attached to a particular record, automatic tracking of conversations, and synchronization between Outlook and Google.

The second feature is document management. All files can be uploaded to the cloud and organized by the user. Files can be grouped into folders based on property, vendor and more. Files are also accessible offline.

Propertyware’s accounting module includes features such as accounts payable and receivable, banking reconciliation, budget management, financial reporting and the ability to accept online payments (debit, credit and electronic transfers). Users can also access all of their bills on a single dashboard. Propertyware integrates with QuickBooks, Microsoft Dynamics and other third-party accounting systems.

Propertyware’s marketing module helps users post their rental listings, screen prospective tenants and track leads. Users can also track their marketing performance with analytics such as strengths and weaknesses of campaigns, and how much revenue was generated.

In addition, Propertyware has a dedicated digital marketing platform for single-family unit owners/managers that sets up marketing websites. It also offers search engine and social media marketing plans.

Propertyware follows a nine-step implementation process that can typically take 10 to 14 business days. Clients work with a dedicated Propertyware Implementation Consultant. The steps are as follows:

  • Kick-off meeting
  • Data collection from client (e.g, current processes, requirements for software)
  • Checklist call
  • Data review
  • Data migration
  • Account review
  • Resident and owner balance entry
  • Final account review
  • Bank reconciliation service call (typically done at least one month after implementation)

Propertyware provides three training options: self-paced videos, customized one-on-one online training and customized on-site training. Clients are also encouraged to attend Propertyware’s annual user conference, where they’ll learn best practices for using features, provide feedback to Propertyware staff and connect with other users.

Customer Service & Support

Users can contact customer support via phone, email or by submitting a request ticket. They can also access a Knowledge Base for videos, FAQs, user guides and more.


Propertyware offers a choice of three pricing tiers:

  • Basic: The Basic plan starts at $1 per unit per month plus any implementation fees. It includes property management, owner/tenant portals, marketing, accounting, maintenance, screenings and reporting. It also includes unlimited support, file storage and online training.
  • Plus: The Plus plan starts at $1.50 per unit per month plus implementation fees. It includes all the features of the Basic plan but adds e-signature and inspections functionality.
  • Premium: The Premium plan starts at $2 per unit per month plus implementation fees. This plan includes all features of the Plus plan but adds in a dedicated vendor portal and maintenance projects.

Propertyware provides additional services, such as:

  • Professional websites ($99 per month with a $500 set-up fee)
  • Digital marketing ($350 per month with a $150 set-up fee)
  • 24/7 maintenance contact center for answering maintenance calls from tenants ($1.10 per unit per month with a $300 set-up fee)
  • Leasing contact center ($2.85 per unit per month with a $300 set-up fee)


Propertyware is designed more for companies that manage smaller properties (such as single-family units). Larger companies and companies that manage commercial or larger properties can check out our other property management solution reviews.

In 2009, it was acquired by RealPage Inc, a web-based software company intended for multifamily, commercial, single-family and vacation-rental housing industries.
