AppFolio is a hub where property managers can connect property owners with the documents required for maintaining property. It also streamlines communication and shows maintenance costs up front.

  2. Online rent payments: Tenants can easily pay rent online through a credit card, e-check or electronic cash payment. Bills are automatically generated, saving your team time each month, and a history of payments is saved.
  3. Vacancy posting: With all property information in one place, clients are able to quickly post vacancies across websites to amplify their reach, including Oodle,,, Zillow, Trulia and Craigslist. A premium AppFolio service helps keep occupancy at 100% by providing higher quality renter leads for $10 each.
  4. Professional website: Post vacancies and accept applications while attracting traffic directly to your business. For a one-time fee of $1,000 and an additional $50 per month, clients receive a custom corporate website built for attracting renters. It’s mobile responsive, has a blog component and comes with a Google Analytics account for monitoring traffic and more.
  5. Work-order tracking: Owners are able to both accept work order requests and follow up with maintenance vendors within the solution. Using the tenant portal, owners can track how long maintenance takes and create invoices.

AppFolio assigns an Implementation Manager and Specialist for the implementation process, which starts with making a kick-off call, checklist and ongoing plan. Data migration services are included for transferring data from your existing system.

Accounting software is included within the solution, so it doesn’t integrate with solutions such as QuickBooks.

As a cloud-based solution, upgrades are included in the ongoing monthly price.

Discounts are available with annual billing, however the pricing structure requires a minimum of $250 monthly fee. AppFolio also has an onboarding fee based on your portfolio size, with a $400 minimum.

  • Residential – $1.25 per unit / month
  • HOA – $.80 per unit / month
  • Commercial – $1.50 per unit / month
  • Student Housing – $1.25 per unit / month

AppFolio includes training, support, and ongoing upgrades for users within the pricing package.


A downside to AppFolio is that it has a minimum subscription cost, so property managers with fewer properties must still pay the base price.
